Our business hours are from Mon- Friday from 8AM-4PM. Special arrangements may be made for weekend pick ups or returns.
During the ongoing COVID pandemic, you must schedule an appointment to visit our warehouse for viewing in addition to pick ups and returns at our loading dock.

WHERE IS THE EVERYTHING PROPS WAREHOUSE LOCATED AND WHAT MEANS OF TRANSPORTATION CAN I USE TO GET THERE?
We are located in a large complex in Harrison, NJ, just behind the Red Bulls Soccer Stadium our address is: 1 Cape May Street, Harrison, NJ 07029
Walking directions from the Harrison Path Train. No car, no problem! We're only a seven minute walk from the Harrison, NJ Path Station. We're the painted white brick warehouse to the left (North) side of the Red Bull Arena. Simply exit out the back of the Path Station and you'll be able to see our building directly across from the station. Walk across the parking lot, being sure to stay to your right so that you're in line with the exit onto the sidewalk. Once you're past the arena, make a left into the industrial park. Our lobby entrance is at the top of the stairs right past our loading dock.

As arts professionals ourselves, we know how valuable your time is and what it feels like to have a director or client approach you with a new idea and the expectation that you’ll be able to react instantly to breathe life into their ideas. To this end, we’re striving to create a database of products that can be searched for as many multiple attributes as we could imagine. We’ve created hundreds of tags to help you find exactly what you’re looking for.

Are tags we’ve developed to allow you to pinpoint the exact piece you’re searching for when used in conjunction with the Circa, Style, Material & Color filters. For instance when a piece of furniture is suitable for several locations we’ve provided general tags to help you locate it. Here’s an example:

When a piece of furniture or an item is specific to a room or location we’ve tagged it to include the room or location. Here’s an example:

Yes, we know some items deserve more than two tags and we’ll continue working toward providing a richer selection of style tags.
MATERIAL & COLOR
Lists the predominant color or building material which a piece is constructed out of. When we’re able to list the exact type of wood, metal or plastic we have but, when we’re not certain we applied a generic tag.
HOW DO I CONFIRM IF A PROP IS IN STOCK FOR CERTAIN DATES?
Check availability and pricing by using the shopping cart. Once you’ve filled your cart full of goodies and clicked request a quote, one of our helpful sales associates will get back to you with a quote and confirm if all of your selections are available for your requested rental dates.
If you’re a Not for Profit Organization, school, student or Indie Film let us know when you’re requesting a quote. Once we’ve received a copy of your Tax Exempt Certificate or Student ID, we’ll do our best to offer solutions that work within your budget.
HOW DO I RESERVE OR PUT PROPS ON HOLD?
Once an order is paid for, we’ll reserve your items for the specific set of dates that you have requested. Please note that if another one of our clients would like to rent the same item(s) as you for earlier dates prior to your reservation, we will continue to rent out these items. Should an item that you’ve reserved be damaged, lost or returned to us late by another client, we’ll reach out to you immediately and work with you to replace the item. If you choose not to substitute an item that has been damaged or lost by another client, we’ll credit back the rental price for that item, however; the rest of the rental contract will remain in force.
If you absolutely have to have an item for a rental period sometime in the future from the date that you actually place an order and don’t want to risk another client possibly damaging your selection prior to your reservation date, we suggest that you discuss a “Hold On Floor” extended rental period with us, for which we’ll offer you discounted pricing.
WHAT IS EVERYTHING PROPS MINIMUM RENTAL PERIOD?
Our Minimum rental period is 1 week. Sorry no single day rentals. If you only need an item for a day or two, we suggest that you return the item to our warehouse as soon as you’re done using it. The sooner an item is returned to us, the sooner we can check it in and return your security deposit to you.
DOES EVERYTHING PROPS REQUIRE SECURITY DEPOSITS ON RENTED ITEMS?
Yes. Security Deposits are required in addition to the payment for the rental period prior to pick up or delivery. We require a security deposit equal to the replacement value for every item you rent from us. This can easily be done by placing a hold on your credit card for the total amount of the security deposit. Once you return the item(s) to us, in the same condition we released them to you, we’ll release the hold on your credit card.
If item(s) are returned damaged or without the same number of packing blankets, etc. which we used to wrap your order, we’ll charge your credit card the necessary amount to cover any loss or damage. Before charging your card, one of our associates will call you to either discuss damages or to alert you to missing items. If you’re able to locate any missing items and return them to us within 24 hours of your scheduled return date, we won’t impose any late fees on you. Honestly, we’d really rather just have everything returned to us and never have to retain a security deposit.
If you’re renting for a television series or a long running movie shoot, let us know. We’ll work with you to establish a “floating” security deposit that will cover your needs over the course of your shooting schedule.
DOES EVERYTHING PROPS DELIVER?
Deliveries and returns can be arranged through our partner company, BNG Industries. If you’re interested in delivery and pickup, let us know when you place the order. We’ll forward your order to BNG for a quote, and will try to combine deliveries as much as possible to provide discounted rates.
WHEN CAN I PICKUP AND RETURN PROPS?
Pick ups and returns can be scheduled anytime Mon-Fri 8AM-3PM. Special arrangements may be made for weekend pick-ups or returns for an additional fee. Please let us know when requesting a quote if you’ll need to make a pick up or return during the weekend.

DOES EVERYTHING PROPS WRAP PROPS FOR SHIPMENT?
You bet we do. We wrap everything up as securely as possible. Depending on the item we may use crates, bins, packing blankets, hampers, bubble wrap or boxes. We’re determined to keep our stock in the best possible condition and ensure that it arrives at your location in the same condition it left our warehouse.
HOW SHOULD I RE-WRAP PROPS WHEN RETURNING ITEMS TO THE EVERYTHING PROPS WAREHOUSE?
We ask that you reuse the same crates, packing blankets, bins, hampers, as well as bubble wrap and boxes that you received your props in whenever possible. Not only is it better for the environment but, we’ll have to charge you for any crates, bins, hampers, or packing blankets that aren’t returned along with your order. So not only is it better for the environment, it’s better for your budget as well.
WILL YOU BUY MY PROPS TO PUT IN YOUR CATALOG?
Our general deal is that we can send a truck to pick up from you and your items will enter the rental inventory where other companies can utilize them and they can avoid the landfill. If there are valuable or specialty items we might be able to make a deal for discounts off of future rentals (not to be applied to security deposits). We cannot provide you with a cash payment for your items.
WHAT IS THE RENTAL AGREEMENT FOR EVERYTHING PROPS THAT MUST BE SIGNED BEFORE AN ORDER IS RELEASED?
The rental agreement will be forthcoming once your quote request becomes a rental. In the meantime, here are our Terms and Conditions. A Certificate of Insurance will be required as well, a sample will be provided when a member of our team replies to your quote request.
WHAT IF I FIND A PROBLEM IN THE CATALOG/WEBSITE?
While we cannot make our catalog a wiki, we will appreciate any notes that you have regarding misclassifications and off-looking pricing, we're constantly updating things, and sometimes things fall through the cracks. For website problems, you'll have our most sincere thanks and potentially a discount off of future rentals.
DO YOU HAVE A STUDIO SPACE SET UP WHERE I CAN USE THE PROPS?
Not yet, however we have a plan to do this in the future.
